Yes — Toronto legalized laneway suites in 2018. They’re permitted as-of-right on lots meeting the bylaw requirements: laneway frontage, servicing, setbacks and height rules. We verify your specific lot during feasibility.

Yes — garden suites have been permitted on most residential lots across Toronto since 2022, subject to lot coverage, setbacks, servicing and other bylaw requirements. Other municipalities have their own rules; we check your address during the free feasibility review.

Ontario’s Bill 23 (2022) permits up to three residential units on most residential lots province-wide, as-of-right, subject to building and fire code. Toronto permits multiplexes of up to four units citywide in residential zones. Your property’s structure and servicing may support fewer — feasibility gives you the real number.

Industry reporting puts complete garden and laneway suite projects in the $280,000–$450,000 range. Servicing distance, soil conditions, size and finish level move the number. We quote fixed-price, in writing, after design and feasibility — never before.
