- Consultation — free. We talk through your project: the property, the goals, the timeline. Investors: bring the deal or the listing — we’ll review the numbers with you and give a straight read on whether it pencils out.
- Feasibility. Before anyone draws anything, we verify reality: zoning and what the lot allows, servicing, structural condition, trees, heritage and conservation overlays. Deal-killers surface here, where they’re cheap — not mid-construction, where they’re expensive.
- Design. Architectural drawings developed with construction pricing in real time — so the design you fall in love with is a design you can afford. You approve every drawing and every finish selection.
- Fixed-price contract. Itemized and in writing, after design. The quote is the price. Changes after signing are priced in writing before they happen — never discovered on an invoice.
- Permits. We prepare submissions and manage the municipal process: building permits, Committee of Adjustment where needed, servicing approvals. You get scheduled updates, not silence.
- Construction. Dedicated site supervision, dust containment on renovations, and photo updates on a schedule. One project manager who answers the phone.
- Walkthrough & closeout. We walk every room together, build the deficiency list, and close it out. Then keys — or, for investors, a lease-ready unit.
