Whole-Home Renovations Without the Hand-Offs

A whole-home renovation touches everything — structure, systems, layout, finishes. The traditional way splits that across an architect, a structural engineer and a contractor who’ve never met. We do it design-build: one team designs it, prices it and builds it, on a single fixed-price contract.

What “Whole-Home” Means

  • Full-gut renovations — down to the studs, rebuilt: layout changes, new electrical, plumbing and HVAC, insulation, drywall, kitchens, baths, flooring and finishes.
  • Layout reconfiguration — removing walls, adding bathrooms, reworking chopped-up floor plans into open, modern layouts (with structural engineering where required).
  • Second-storey and rear additions — when the footprint needs to grow, not just change.
  • Whole-home system upgrades — knob-and-tube replacement, panel upgrades, and HVAC modernization folded into the renovation.

How We Run Renovations

  1. Consultation & walkthrough. We walk the house with you, hear what isn’t working, and talk honestly about what the structure will allow.
  2. Design. Architectural drawings and finish selections — you see the whole project before it’s priced.
  3. Fixed-price contract. Itemized, in writing. Renovations are notorious for “while we’re in there” creep; our contract draws the line clearly, and any change is priced in writing before it happens.
  4. Construction. Dust containment, scheduled updates, and a livability plan — most whole-home clients move out for the heavy phases, and we’ll help you plan around it.
  5. Walkthrough. Deficiency list, closed out. Then you move back into what feels like a new house.

It varies too widely for a responsible published range — size, structural changes, systems work and finish level drive the number. After design, you get a fixed, itemized price in writing. See what drives renovation costs.

For targeted renovations, often yes with containment and phasing. For full-gut whole-home work, most clients move out for the heavy phases — it’s faster, cheaper and far less miserable. We’ll give you a straight recommendation for your project.

Typically 4–8 months of construction depending on scope, after design and permits. We put the schedule in writing and update you as it moves.
